WHAT IS A HOME INSPECTION?

A home inspection is a visual examination of the major components of a home.  Home inspections that I conduct are performed to the HIABC “Scope of Inspection” and are intended to provide the client with information regarding the condition of the systems and components of the home at the time of the Home Inspection.

WHY SHOULD I GET AN INSPECTION?

An inspection should provide you with a better understanding of how your home operates.  The inspection should identify existing problems as well as identify potential problems.  No inspector can guarantee that nothing will go wrong with your home but an experienced inspector should be able to reduce the risk.  The goal is to identify & report on any major problems.

INSPECTION FEES

The fee for an inspection is based primarily on the square footage of the property to be inspected.  The fees for most properties range between $400.00 to $700.00 plus HST.  For houses larger than 3400 sq. feet there will be an additional charge. Payment can be made by cash, cheque or major credit card.

WHAT INSPECTION SERVICES DO YOU PROVIDE?

1) Pre-purchase Home Inspections – standard home inspection prior to buying a house
2) Pre-listing Inspection- inspection prior to selling your home to identify items that you may want to repair or make the purchaser aware of in order to facilitate the sale.
3) System Specific Inspection- inspection of a particular area or system in the home.
4) Pre-renovation- I will assist you with the planning process for a renovation or addition.
